The Millenium Tower is the latest building put together by Oxford Properties Group Inc.
It is a 26 lfoor office tower in the heart of Eau Claire. Ther is no anchor tenant as the building was developed on speculation.
The general contractor is PCL. The mechanical contractor is Strathcona. The electrical contractor is Canem. The HVAC system is typical. There are two Trane centrifugal units in the upper mechanical room The air system is with VAV compartmental units, typical of many office towers that have been built in the past ten years.
There are not a lot of innovations in this building.
There is a lighting system that incorporates a wiping system in the off hours. The components of the system are not only stand alone but like most other things within the building, the architecture is open, this allows peer to peer communication.
The control system is Siemens and Apogee will be the platform.
The real innovative portion of the building will be the electrical component of power generation. There will be three generators for power generation. Two will be natural gas driven and the third will be diesel. The natural gas generators will deliver 500 kW and will be on a bumpless transfer switch. The third is a 600 kW diesel unit on the same sequencer and able to hook into the grid if the power requirements are there. This will be an advantage with the new 690 rate that Enmax has placed on office buildings.
The building will be commissioned in the latter part of this year and will receive the first tenants in February 2000.
