Franklin Atrium

Built in 1981 and located in Franklin Park just west of 36st Street and north of Memorial Drive, a few steps from the Northeast L.R.T. Station.
This distinctively designed two storey building of approximately 154,000 square feet offers a welcome change to the impersonal towers of the downtown core. The architectural design pre-cast concrete exterior panels and reflective solar glass windows reflect the low elegant exterior of the Franklin Atrium. Franklin Atrium has been designed and built around two 10,000 square foot enclosed Atriums containing abundant tropical vegetation, wooden walkways, fish ponds and several species of exotic birds making Franklin Atrium one of Calgary's largest Atrium projects. The Two Atriums divide the building allowing for either large or small tenancies in efficient layouts with little loss of space. Each Atrium could accommodate a tenant of 77,000 square feet to as small as 1,000 square feet.
Heating, Ventilating and Air Conditioning
Franklin Atrium utilizes roof top units (12) in combination with perimeter hot water heating. The fans run Monday to Friday from 7:00 am. to 6:00 pm. The Atriums are serviced by separate heating/cooling unit that run 24 hours a day to provide an ideal temperature climate for the plants and wildlife.
Air is provided to the space by a moduline diffusers and is controlled by a wall thermometer or a flag control located on the diffuser itself. This system works in conjunction with the perimeter heating to provide a comfortable space temperature.
Heating
Hot water connection at perimeter of the building derives from two Teledyne boilers with four million Btu capacity.
Lighting
The lighting on tenant space are a 347 Volt fluorescent fixture. The type of tupes used are cool white energy savers. Maintenance does a weekly check for burned out bulbs but if light bulbs need replacement because of safety reasons, contact the building staff immediately.
Parking
Franklin Atrium has one of Calgary's highest surface Parking ratios. Access to 400 plus, surface parking stalls is from 5th Avenue to the north and 3rd Avenue to the south of the building. Visitors can park in the Visitors parking areas located on the face of both the north and south sides of the building or in the lower parking lot area.
Environmental Programs
Colliers is very concerned about environmental issues and will be addessing further development in areas relating to such. McMan Youth Services deals with our paper recycling program. The tenants are supplied with bins which are empties into a large container, and when full we contact McMan to pick up the paper for as nominal fee.
We currently have special bins for aluminum cans for recycling.
We have a CFC re-claim and recycle unit for the refrigeration.
Electrical
There are two electrical rooms in each Atrium. The electrical power panels are rated at 120/208 Volts, single phase. The lighting panels are rated at 347/600 Volts, single phase.
Emergency Power
Franklin Atrium has no emergency generator, but emergency lighting is provided by battery pack lamps located throughout the complex.
Maintenance Programs
Over our management period at Franklin Atrium we have been able to eliminate many typical service contracts by using our in-house knowledge and expertise. This allows us to remain hands-on and gives use a better understanding of the building and to save costs.
- General Information Sheet - Each piece of equipment that requires servicing has its own information sheet outlining all specifications.
- Routine Maintenance Sheets - This outlines the frequency and type of maintenance that is required for each piece of equipment.
As a summary, a large colour chart outlines each piece of equipment and when it requires attention. From this we can then return to that piece of equipment's file for details.
- Maintenance Control Sheet - This information sheet documents all work that was performed, including the details. Each item has its own control sheet in a file.
- Daily boiler readings.
- Weekly lighting inspections for common and tenant space.
- Annual roof inspections.
- Log book to record all tenant calls and responses.
- Periodic group inspections with property managers and superintendents from other properties. Often these tours bring out issues that may be overlooked by regular building staff.
