Preventative Maintenance for Sprinkler Systems.

The following is a brief outline of my presentation to the members of the Building Operators Association on January 14/97.

"Be prepared for the Calgary winters and avoid costly repairs."

  • Check freezing levels of the Propylene Glycol solution in anti-freeze systems.
  • Drain and blow out all dry system low points and ensure proper grade.
  • Test warning devices for proper activation, i.e. low air and temperature sensors.
  • Maintain bearings, packing and circulating valves on fire pumps.

"Don't cry Wolf, prevent false alarms".

  • Test and adjust flow switch delay settings.
  • Replace alarm valves with flow switches during backflow installations.
  • Convert excess pressure pumps to automatic, vs manual.

"Avoid embarrassing situations"

  • Ensure your fire pumps start and perform as required.
  • Check that all isolation valves are in proper positions, "usually open".
  • Test hose valves and fire department connections for proper threads.

"Protect our environment replace Halogenated fire systems"

  • Check out the new alternatives for Halon, such as "double-interlocked dry systems" and "Inergen" systems.
